Note where it shows up, how long it's been there, whether weather seems connected, how it's changed, and any past repairs—a few photos and rough measurements go a long way in that first call.

Athens includes historic in-town homes, student-oriented rentals, mid-century neighborhoods, and expanding suburban edges. Rolling red-clay terrain, mature trees, humid weather, and frequent additions make site drainage and existing conditions important.
What won't be visible later
Surface mold is the visible symptom, not the whole diagnosis.
