Write down what you're seeing, take steps to stop further damage if it's safe to do so, and gather any relevant background on the house.

Check credentials, then weigh the reasoning and boundaries behind each proposal—not just the bottom-line number.
5. Confirm the closeout
Make sure testing, cleanup, documentation, warranty terms, and ongoing maintenance responsibilities are all confirmed before calling it done.
